What you'll accomplish

By the end of this guide, you'll be dictating your inspection observations hands-free as you walk through a property. What you'll need

  • Free Otter.ai account at otter.ai (free tier: 300 minutes/month; paid at {{tool:OtterPilot.price}} removes limits)
  • Smartphone with the Otter app installed (iOS or Android)
  • A Bluetooth earpiece or headphones with a microphone (optional but makes on-site dictation much cleaner)
  • Time needed: 30 minutes to set up and practice once, then it's part of your inspection flow
  • Cost: Free for 300 min/month (enough for 3–4 hours of dictation; a typical 3-home day fits)
