What you'll need
At the start of each month, open ChatGPT and paste this setup message:
I'm a home inspector in [city/region]. I want to create content that builds my reputation with local real estate agents and homeowners. My business name is [name]. My specialty is [buyer's inspections / commercial / new construction / etc.]. My style is: [professional and informative / friendly and conversational / expert but approachable — pick one].
Help me create a month of content including: 8 social media posts, 1 email newsletter, and 2 Google Business posts. The content should be educational and genuinely useful — not sales pitches. Topic focus for [month/season]: [choose a theme, e.g. "winter preparation" or "what to expect at a home inspection"].
Ask ChatGPT:
Write 8 social media posts for [Facebook/Instagram] for the month of [month]. Topic theme: [your chosen theme]. Each post should:
- Be 50–150 words
- Include a practical tip or educational insight
- Sound like a knowledgeable local expert
- End with a soft call-to-action (not "call us now" — more like "drop a question in the comments" or "send me a message if you're buying this spring")
Number them 1–8 so I can schedule one per week, with extras.
Review the 8 posts. Pick 4–6 you like best. The others go in a backlog for future months.
Ask ChatGPT:
Write a monthly email newsletter from me to my contact list of real estate agents and past clients. Topic: [season] home [buying/maintenance/inspection tips]. Format: brief intro from me, 3–5 practical tips, and a closing paragraph that invites them to forward it to anyone buying or selling. Under 350 words. Friendly, expert tone.
Review and add your name and logo at the top. Send this via Gmail, Mailchimp, or whatever you use for email — even a BCC email to your list works.
Ask ChatGPT:
Write 2 Google Business posts for a home inspection business. One about [topic A, e.g. "why buyers should always get an inspection"]. One about [topic B, e.g. "what's included in a standard home inspection"]. Each post: under 150 words, end with a booking call-to-action, professional tone.
Copy these into your Google Business profile (google.com/business → Posts → Add update).
In a Google Sheet or simple text file, create your monthly calendar:

Seasonal newsletter:
